Listing agreement

In the listing appointment we will go through a CMA and do a walk through to come up with strong but competitively price for the market.  

Staging

Staging is what a lot of home sellers do if the property is vacant.  It creates emotion for the buyer and awakens their imagination to see themselves in the space.   Some people have a hard time imaging where to put their things and this helps them fill in the blank space.
 

Professional Photograph

Strong photos are a must and sometimes video is needs as well. Without high quality photos your property can get lost in the market.  We will make sure the photos give your house justice.

Marketing

We create Custom flyers, post cards and mix media for other real estate professionals to bring offers to the table.  Because of the global network that we have access to, there will be a massive campaign to sell your property.
 

Observation

Following up with clients and staying on top of what is happening with your property on the market and its reaction is key.  Any feedback that we will receive we talk out about implement if it is needed at all.
 

Open houses

Open houses are helpful because they allow foot traffic of buyers to come at a given time period. This leads to offers sometimes the same day.  Open houses are not always needed.  We can also do by appointment only should you desire.  
 

Receiving Offers and Negotiations

This is the second best part for sellers.  This is the time that we sit together and go over the offers Price and terms of closing. We also screen the buyers to make sure that their proof of funds are correctly there.  In some cases, at the time we may discuss a counter offer if necessary. 

Open and close of Escrow

Now, this is the best part for the seller.  At this point we open escrow and all parties do their part to close on time. We take care of the time frame and follow ups.  We make sure we are on top of terms and stress so you can focus on your move and next phase of your life.
